RioCan-HBC JV engages CBRE and Brookfield Financial Real Estate Group to explore possible sale of its Vancouver property

Expects to close $200 million mortgage; proceeds to be distributed to HBC and RioCan Real Estate Investment Trust

TORONTO and NEW YORK, 2017-Nov-01 — /EPR Retail News/ — RioCan-HBC JV (“JV”), a joint venture between HBC (TSX: HBC) and RioCan Real Estate Investment Trust (“RioCan” (TSX:REI.UN) announced today (October 30, 2017) that it has engaged CBRE and Brookfield Financial Real Estate Group to explore a possible sale of its Vancouver property located at 674 Granville Street and currently occupied under a long term lease by Hudson’s Bay.

Additionally, the JV expects to close on a $200 million mortgage on the same property, the proceeds of which would be distributed on a pro-rata basis to the JV partners. The mortgage is expected to be for a term of four years at a rate of prime plus 1.0% and has no prepayment penalty in the event of a sale of the property. BMO Capital Markets Real Estate Inc. is acting as the exclusive advisor on this financing.

While no decision to sell has been made, we continue to explore opportunistic transactions to enhance shareholder value,” stated Richard Baker, HBC’s Governor, Executive Chairman and interim Chief Executive Officer. “We are committed to operating our Hudson’s Bay store at this location and any possible sale would include the continued operation of Hudson’s Bay at this property.”

About the RioCan-HBC Joint Venture
A limited partnership between HBC and RioCan Real Estate Investment, the RioCan-HBC Joint Venture owns or controls ten flagship properties in major cities across Canada, including Vancouver, Calgary, Ottawa, and Montreal, as well as a 50% interest in Oakville Place and Georgian Mall. PREIT completes sale of Washington Crown Center in Washington, PA for $20 million

PHILADELPHIA, 2016-Aug-18 — /EPR Retail News/ — PREIT (NYSE: PEI) announced it has completed the sale of Washington Crown Center in Washington, PA.  The property was sold for $20.0 million.

“We remain committed to crafting a strong portfolio of assets that are well-positioned for the future,” said Joseph F. Coradino, CEO of PREIT. “This commitment has been evident in our disposition program as well as our remerchandising and redevelopment successes and has resulted in improved operating results including strong renewal spreads, margin improvement and same store NOI growth.”

Washington Crown Center, located in Washington, PA, is anchored by Bon-Ton, Macy’s, Gander Mountain and Sears.  As of June 30, 2016, the property generated sales per square foot of $313 and non-anchor occupancy of 87.4%.

PREIT, through continued execution of its robust transformation agenda, has generated proceeds in excess of $660 million and has driven sales to new levels, reaching $460 per square foot excluding Washington Crown Center.

Debenhams Reveal Men’s Age Of Invisibility Increased By At Least A Decade

Debenhams has revealed that the age at which men become ‘invisible’ to women has advanced by at least a decade, according to new research* carried out by the retailer. Men can now win a woman’s attention based on looks alone up until they are 55 years old.

Just 30 years ago, few women would have found any man over 45 years old worth a second glance, rendering them effectively invisible at any gathering.

Debenhams Provides World Cup Solace

Debenhams has organised its own World Cup Crèches in selected stores around the UK so that women can shop in peace and the men can watch their beloved team without being moaned at.

This means that customers at Debenhams can watch the England games on screens in dedicated areas which are being called ‘crèches’. The stores that are open during the games will show England vs. Algeria on the 18th of June and England vs. Slovenia on the 23rd of June.
