Iso Omena shopping centre in Helsinki completes its extension and (re)development project

HELSINKI, Finland, 2017-Apr-21 — /EPR Retail News/ — The second phase of the extension and (re)development project of Iso Omena shopping centre located in Matinkylä, Helsinki area is now complete and the expanded shopping centre opened today, 20 April. Iso Omena is currently almost fully leased, with an occupancy rate of 98%.

Iso Omena has over 100,000 square metres (sq.m.) of gross leasable area, of which retail premises cover 88,000 sq.m. With more than 200 different shops and services, Iso Omena is among Finland’s largest shopping centres.

The end station of the first phase of the Länsimetro metro line and the bus terminal for feeder traffic are located under the shopping centre, which makes Iso Omena a strong public transport hub and the heart of southern Espoo. The catchment area of Iso Omena is developing strongly: by 2030 the population in its primary catchment area is expected to grow by 24%.

Since the opening of the extension’s first phase in August 2016, Iso Omena’s number of visitors and sales have increased by 30%. Citycon expects Iso Omena’s annual footfall to grow to 14.5 million once the entire project is completed. Länsimetro and the bus terminal for feeder traffic will bring 35,000 daily passengers to Iso Omena.
The M.E.E.T concept increases the share of restaurants 

The second phase of the extension saw the opening of Iso Omena’s restaurant world M.E.E.T (Meet, Eat, Enjoy, Together), which houses more than 30 different restaurants. When taking into account the other restaurants in the shopping centre, Iso Omena has around 50 different cafés and restaurants. M.E.E.T is Finland’s largest uniform restaurant area located inside a shopping centre and a new urban meeting place consisting of a variety of high-quality restaurants.

Also the leisure offering sets Iso Omena apart. Finnkino’s new cinema will be directly connected to the M.E.E.T area. The final seal for Iso Omena’s entertainment offering will be the 4,000 sq.m. Dudesons Activity Park, which will open next autumn. It will be the first time for an adventure park to be inside a shopping centre in Finland.

“The share of leisure and restaurants increases to 20% of the gross leasable area at Iso Omena. Customers wanting to combine shopping with eating at a restaurant is an international trend. We want to make our shopping centres into urban crosspoints that offer diverse services for the surrounding communities. Iso Omena is a perfect example of this,” says Jurn Hoeksema, Chief Operating Officer at Citycon.

Several international brands and strong anchors

At the core of Iso Omena’s offering are also strong retail brands. Zara opened its first store in Espoo already in early April. The second phase included the openings of Levi’s Store, L’Occitane and Esprit. Other strong fashion anchors are H&M, Superdry and Peak Performance.

The grocery retail offering in Iso Omena is exceptionally wide. Lidl is today opening a new store on the same level that already includes strong grocery anchors K-Citymarket and Prisma. Groceries cover almost a quarter of Iso Omena’s gross leasable area.

Iso Omena’s new children’s world also opens today. It will include a free playing area and modern childcare facilities, something that our customers have found important. The tenants of the children’s world include for example Polarn O. Pyret, Reima and a BR-Lelut toy store.

Opened in connection with the first phase of the extension, the City of Espoo’s 6,000 sq.m. service square has become a significant anchor tenant. The concept has been a great success and the annual number of visitors is expected to be 1.5 million.

Iso Omena’s extension and (re)development project started in early summer 2013. The project lasted for four years and included the construction of approximately 40,000 sq.m. of new gross leasable area. The total investment for the project was EUR 270 million.

The first phase of the extension has received the platinum-level LEED environmental certification.

Helsinki, 2016-Dec-13 — /EPR Retail News/ — Iso Omena is becoming a top leisure and entertainment centre in the Helsinki metropolitan area, reflecting Citycon’s strategic focus to combine everyday services and entertainment activities.

Citycon’s extension and (re)development project at the Iso Omena shopping centre in Espoo in the Helsinki area will be complete in April 2017, when the second phase is set to open. With the signing of several major new tenants, 95% of the shopping centre has already been leased.

Iso Omena will soon be the leading leisure and entertainment centre in the Helsinki metropolitan area. In November, a lease agreement was signed with Duudsonit Activity Park, a well known and attractive brand in Finland. The adventure park will be located on the second floor of Iso Omena, taking the place of the library and movie theatre, which are moving to new locations. Set to open in autumn 2017, the 4,000 sq.m. park will feature activities and amusements that appeal to both adults and children, along with an adjacent outdoor patio area. This will be the chain’s first adventure park in the Helsinki metropolitan area.

In addition to the expanded entertainment offering, the second phase of the Iso Omena enlargement will see the arrival of several top fashion brands, including Espoo’s first Zara and the recently signed Levi’s store. This follows the opening of a new Nespresso store last month.

The Iso Omena restaurant world M.E.E.T (Meet. Eat. Enjoy. Together) is also set to grow next spring, with the addition of about 30 new restaurants when the second phase opens. This will make Iso Omena home to the most diverse shopping centre restaurant cluster in the Nordic countries, offering a choice of 50 different restaurants and cafés with seating for 3,000 customers.

The 5,000 sq.m. restaurant world is unique not only because of its size, but also thanks to its extensive selection and high level of service and quality. M.E.E.T will bring to Iso Omena a strong urban vibe; many of the new restaurants have operated only in the centre of Helsinki until now.

The restaurant world and Duudsonit Activity Park will be complemented by a seven-screen movie theatre, the largest in Espoo. Set to open in April, the new Finnkino theatre will have over 900 seats, and its theatres will be equipped with the most advanced audio and visual systems.

Helsinki,  Finland, 2016-Aug-13 — /EPR Retail News/ — Once the total extension project is completed in 2017, Iso Omena will have a GLA of over 100,000 square metres, offering premises for over 200 different shops, restaurants and service units. This will make Iso Omena one of the largest shopping centres in Finland. A total of approximately 60 new shops, restaurants and service units will be opened in the first phase with an additional 40 units opening in the second phase. Tenants have shown a strong interest in the premises of Iso Omena, 95 percent of the GLA in the first phase has already been leased.

The extension will significantly increase the offering of fashion, entertainment, restaurants and services available at Iso Omena. In the first phase, retail brands such as Superdry, BikBok, Brothers, Gina Tricot, Carlings, Björn Borg, Peak Performance and Efva Attling will open new stores. H&M will also open an extended 3,000 square metre store in the new part of the shopping centre.

One of the unique features of the new Iso Omena is the extensive restaurant concept M.E.E.T (meet, eat, enjoy, together) that is the first of its kind in Finland. M.E.E.T will be opened in two phases, now and in the spring 2017, and when completed it will include 40 different restaurants. The new restaurant world can be compared to the Helsinki City Centre when it comes to the diversity of the offering. New restaurants to be introduced in Iso Omena in the first phase include e.g. artisan pasta restaurant Makaronitehdas, Goodwin steak house, the Mexican style restaurant Eatos and viking restaurant Harald. The selection of cafés will also grow: additions include La Torrefazione, Choco lab, and the Choux Company.

The third floor of the shopping centre will house a service square for the City of Espoo, a novel concept for providing public services. The service square will be bringing a library, a health centre and other public services together into a single space of 6,000 square metres. The accessibility of the municipal and healthcare services will significantly improve for the residents in the area with the extended opening hours and increased traffic connections.

New additions for the second phase include a seven screen Finnkino cinema, Zara, and a large selection of different restaurants, as well as various shops and services targeted at families and children. Iso Omena’s current grocery stores Prisma and Citymarket, recently renovated in spring 2016, will be joined by grocery store Lidl, which will be opened on the same level.

“Iso Omena’s selection is unique in Finland. In addition to a strong fashion offering and other specialty shops, we have a diverse selection of restaurants, entertainment and both public and private services. The quality of architecture and building materials has been in focus in the shopping centre extension project. Iso Omena is about much more than just buying things: it offers the surrounding community a place for spending time and socialising,” explains Sanna Yliniemi, Commercial Director at Citycon.

The final station of the first phase of the western metro line and the feeder bus terminal will be located under Iso Omena. They will strengthen the role of Iso Omena as a significant traffic hub for all of southern Espoo with an expected 35,000 daily commuters. In addition to excellent public transport connections, Iso Omena will have 3,000 parking spaces.

The Iso Omena shopping centre has been awarded a LEED® Platinum certificate for its extension, the highest rating level within the environmental certification system.

Citycon takes over full ownership of Iso Omena

For the first phase of the Iso Omena extension, NCC Property Development acted as Citycon´s development partner with a 50 per cent stake of the total investment. In accordance with the agreement, Citycon purchased NCC Property Development’s share for approximately EUR 80 million. Citycon is now the sole owner of the Iso Omena shopping centre.

Iso Omena shopping centre awarded a LEED® Platinum certificate for its extension that will open in August

HELSINKI, FINLAND, 2016-Jun-10 — /EPR Retail News/ — The Iso Omena shopping centre has been awarded a LEED® Platinum certificate for its extension that will open to the public in August. Platinum is the highest rating level within the environmental certification system. It is awarded to properties with superior energy, material and water efficiency and high indoor air quality.

Iso Omena is located at a prime spot in a densely built urban area in Matinkylä, Espoo in the Helsinki Metropolitan Area. It is served by excellent connections – there is a metro station and a bus terminal for feeder traffic located under the shopping centre. This makes Iso Omena easily accessible via public transport.

The property’s energy efficiency is excellent, thanks to for example LED lights and demand-controlled ventilation. Iso Omena is furnished with water-efficient equipment andlow-emitting surface materials. Local products featured heavily in the selection of building materials, and the recycling rate of construction waste came to about 90 per cent. Furthermore, the shopping centre offers comprehensive recycling facilities for household waste with reception points for many waste fractions. Iso Omena will also have one of the largest green roofs in Finland, covering a total area of approximately 700 sqm.

“We took the requirements of the LEED® Platinum certificate into account from early on, starting at the project’s design phase. Environmental efficiency is an important starting point for all Citycon’s property development projects”, says Risto Seppo, Property Development Director at Citycon.

Iso Omena is among the first European shopping centres to receive a LEED® Platinum certificate. Before this, a platinum-level certificate has been awarded to two shopping centres in Finland and two in other Nordic countries. One of these is Liljeholmstorget Galleria in Stockholm, also owned by Citycon. There are no LEED® Platinum-certified shopping centres in other European countries yet.

The international LEED certification system (Leadership in Energy and Environmental Design) assesses spaces, buildings and construction projects for their environmental qualities. The certificates are awarded and monitored by the independent Green Building Business Certification Institute.
